Most commercial roof leaks do not start in the field of the roof. They start at penetrations — and rooftop HVAC equipment is the biggest offender.

The three usual failures

**Curb flashing.** Sealant at unit curbs is often the oldest, most neglected detail on the roof.

**Condensate discharge.** Untreated condensate dumped directly onto the membrane will stain, soften and eventually degrade it.

**Service traffic.** Technicians walking the same path to the same units compress insulation and abrade the membrane. Walkway pads solve this cheaply.
