Preventive HVAC Maintenance That Actually Pays For Itself
United Building ConsultantsJuly 26, 20264 min read

Commercial HVAC equipment rarely fails without warning. It fails after months of small, ignored symptoms.
The quarterly checklist
- Replace or clean filters and check static pressure - Inspect and clean condenser and evaporator coils - Verify refrigerant charge and superheat - Tighten electrical connections and check amp draw - Clear condensate drains and pans - Confirm economizer operation and damper linkage
Why it pays
Clean coils alone can restore 10-15% of lost efficiency. Catching a failing capacitor during a scheduled visit costs a fraction of an emergency call in August.
